1. Who we are and what this is

offersover.co.uk ("OffersOver", "we") provides educational content about the Scottish property market and sells the Local Offers Report — a researched summary of publicly available information about a specific property's local market.

OffersOver is a trading name of Michael Sathorar, a sole trader based in Glasgow, Scotland. Postal address: 0/2, 9 Strathyre Street, Glasgow G41 3LL. Contact: michael@savvywebsite.co.uk. Every report is researched and written by a person, not generated automatically.

2. What the report is — and is not

The report is research: publicly available information gathered, organised and cited for your convenience.
The report is not a survey, a valuation, a recommendation of what to offer, legal advice, or financial advice. We are not estate agents, surveyors, solicitors or FCA-regulated advisers.
Public records lag the market (sold prices appear weeks or months after completion) and published statistics describe areas, not individual homes. Every figure is presented with its source and date; you weigh it.
Any decision to offer on a property — and the amount — is yours alone. We recommend engaging a solicitor for any Scottish property purchase.

3. Ordering and delivery

Orders are placed via our checkout (payment processed by Stripe; we never see your card details) with the property link or address you want researched.
We deliver your report by email, normally within 48 hours of purchase. If you tell us about an imminent closing date and we can't deliver before it, we'll refund you in full rather than deliver rushed work.
Reports are researched per order, partly by hand. We may decline an order (with a full refund) where we can't do a proper job — for example, property types with no usable public record.

4. Cancellation and refunds

Statutory position: the report is digital content researched to your order. By purchasing, you expressly request that we begin work and deliver immediately, and you acknowledge that the statutory 14-day cancellation right under the Consumer Contracts Regulations 2013 ends once delivery begins. This request and acknowledgement are confirmed in your order email.
Our promise (better than the statutory right): if the report isn't useful to you, reply to the delivery email within 14 days and we will refund you in full. No forms, no questions.
Nothing in these terms affects your statutory rights, including the right under the Consumer Rights Act 2015 to digital content that is as described and of satisfactory quality.

5. Reviews policy

Any customer reviews we display are from verified purchasers, collected after delivery, and published without incentive unless clearly labelled. We do not write, commission or publish fake reviews, and we don't suppress genuine negative ones. Story content on our site that dramatises publicly posted buyer experiences of the offers-over system is clearly labelled as such, describes the market rather than our product, and is never presented as a customer review.

6. Acceptable use of the site and reports

Reports are for your personal use in your own property search. Please don't resell or republish them.
Sold-price data is derived from Registers of Scotland records — public sector information licensed under the Open Government Licence v3.0.

7. Liability

We take care to research accurately and cite everything, but public records contain errors and markets move. To the maximum extent the law allows, our total liability in connection with a report is limited to the price you paid for it. Nothing in these terms limits liability that cannot lawfully be limited (including for death, personal injury, or fraud), or your statutory consumer rights.

8. General

These terms are governed by Scots law, and Scottish courts have jurisdiction (as a consumer you keep any protections of your local law).
If we update these terms, the date at the top changes; material changes to an order you've already placed won't apply to that order.
