Scottish listings come with a label that shapes the entire negotiation before you've seen the kitchen: offers over, fixed price, or occasionally offers around. The label is a strategy choice by the seller, and decoding it is free information.
What each label signals

Fixed price: the three things to check
- The Home Report valuation, always. Fixed prices are sometimes set above valuation. Your lender lends against the valuation, so the difference is your cash. A fixed price at or under valuation can be genuinely good value; over it, you need a reason.
- Time on market. A fresh fixed-price listing at valuation can go in days. Be ready. One that's lingered for weeks is an opening position: offers below fixed prices are made and accepted routinely, especially where the data shows the area selling below valuation anyway (East Fife averaged 98.5% of valuation in spring 2026; West Lothian flats 95%).
- The listing history. Many fixed-price properties started life as "offers over" at a different figure. That history, visible if you know where to look, tells you the seller's journey and their likely flexibility. It's one of the things we trace in our reports.
Market signal worth watching: the offers-over vs fixed-price mix in new listings is a live temperature gauge. More fixed price = sellers prioritising certainty = cooling market = more negotiating room for you. - Fixed price is a speed game: verify against the valuation and recent local sales fast, then either move immediately (fresh listing, fair price) or negotiate confidently (stale listing, soft area).
- Both games run on the same fuel: knowing what comparable homes nearby actually sold for versus what they were advertised at. Labels change; evidence doesn't.
